The Gym
The client procured what was previously the Guinness Appliances Building in 1st Ave Tauranga. This provided the client with a large existing building in a prime location to expand their gym memberships.
Watts & Hughes Construction completed a number of elemental estimates prior to being engaged to complete design-build GMP contract. The existing building was to be converted into a daycare facility upstairs and gym down stairs.
Most of the existing structure or shell of the building remained intact with only the rear section of the being removed and reconstructed from the ground up. The rear demolition was needed due to requirement for an outdoor play area for the kids on the 1st floor and showers and changing room on the ground floor.
The works consisted of structural steel portals, concrete block works and concrete flooring with light timber framing, with 13mm gib interiors and cement/metal cladding on the exterior.
The client increased the specified finishes as the project progressed, in an attempt to have a more robust building and a point of difference from other gyms and therefore ended up with a higher architectural finish.
