This project consisted of the construction of a freight forwarding facility encompassing a 8,500m2 warehouse, 400m2 office, 9700m2 hardstands and two rail passages. This was situated alongside Aotea Quay opposite the port.

 

Construction commenced mid-2019 which involved a large scale site strip of asphalt, concrete and gravel surfaces as well as in ground foundations from older buildings. The ground was contaminated with asbestos and heavy metals therefore the strip and remediation of the ground was intensive in its methodology and safety.

Screw piles were installed under the building under column locations as well as under the sprinkler tank foundation.

Concrete foundations and tie beams sat atop this which tied into the precast bearing foundations. 175mm – 150mm precast panels encapsulate the warehouse and office with louvers, man doors and roller doors creating openings. A Steltech steel structure forms the skeleton of the buildings which is then clad in aluminium profile cladding. The roof is a Coloursteel metal roof with Dridex applied under for thermal wicking.

The slab was a fibre and mesh mix with armourjoints at regular centres.

The office was timber framed within the steel structure. An internal gutter with a membrane sits between two coloursteel roof sections. Aluminium joinery with low-E glass sits within Euromax standing seam cladding.

The warehouse has a large sprinkler system with a valve room housing a pump assisted by the large make up tank.

Data and electrical infrastructure is installed throughout the building. Mechanical included roof mounted fans which are connected to mechanical controlled louvers to the perimeter of the warehouse.

 

Externally, an asphalt carpark was laid at the southern end, whilst the rest of the site was a concrete slab with fibre and mesh reinforcement. Thickness varied dependant on its use, the range was between 150mm to 300mm.

A boundary block wall was laid around the western side and the site was encapsulated in fencing with motorised gates in various locations.

Two rail tracks enter the site at the north with one running into the warehouse whilst the other runs in parallel down the outside of the building.
