The development consists of a four-storey commercial office building that will accommodate office facilities for the Taupō District Council, Tūwharetoa Limited, the Tūwharetoa Māori Trust Board, the Tūwharetoa Settlement Trust, and the Ngāti Tūwharetoa Fisheries Charitable Trust.

• Carpark: accessible from multiple locations on the service lane (Service Lane No.9) that joins Horomātangi Street and HeuHeu Street together. The carpark will also include a bike and scooter parking area.
• Lobby: provides pedestrian access into the building to / from Horomātangi Street and Service Lane 9
• Floors 2-4 – Open plan office space, including meeting rooms and other typical spaces of a commercial office building i.e., service rooms, kitchenette, lockers / storage, washrooms.
• Floor 4 is a mezzanine containing open space offices for Tūwharetoa.
• Atrium: A full height atrium opens to each floor level. The atrium extends from the lobby area on the ground floor to the fourth floor.
• Stairwells and Lifts: Multiple stairwells and lifts are located throughout the building to provide access between the floors.
• Veranda: A veranda will extend along the length of building and out over the pedestrian access on Horomātangi Street.
• Roof: Two small rooftop patios will be located for staff access only and a portion of the roof will have several solar panels to provide some power generation to supply the building.
• Exterior: The exterior of the building will predominately comprise of aluminium cladding and joinery, perforated steel screen façade, glass (windows), and vinyl panels.
• Structure: The primary structure is a steel frame construction (specific engineering design) with concrete floor slabs poured in situ.

Services: Hydraulic, electrical, and mechanical services run across each floor to central riser within the building core, including solar panels to roof.
