Lancewood Courts (Social Housing)
The property at 7-9 Percival Street suffered damaged from the Christchurch Earthquakes and had troubles with a leaking design. The site consisted of 3, two storey buildings comprising of 11 units to form Lancewood Courts
The external construction works included removing, reforming and reinstalling canopies that were leaking. Full demolition to first floor decks, stair and stair landings. Installing structural steel to form the new structure for the deck and stair lands, creating new falls, waterproofing and covering in ceramic tile, complete with glass balustrades and emergency exit lighting. We removed round windows and installed square windows, removed existing air rated concrete panel cladding, installed a cavity and reinstalled new cladding, A full repaint to the exterior cladding was also completed. The roof works included new flashings with larger laps, solar panels removal and reinstatement to allow for the damaged sheets to be replaced.
Internally, in conjunction with the exterior works, when installing the structural steel there was significant works involved to the interior floor landings. The discovery of rotten and wet timber meant the need to treat, and in most places replace the damaged timber. Previous fire rated works between tenancies was found to be not compliant and the client requested us to undertake new fire rating between the tenancies. Plastering and painting to every unit was completed including new floor coverings in the majority of the units.
