To undertake all civil works and enabling works to allow the new 51 room independent living unit complex to be constructed on the same site. Civil works include erosion and sediment controls, Site Set Up, In ground services, Retaining wall construction, undercuts, safe batters and bulk excavation works. This project will run concurrently with the main build phase so is not standalone.

Stage 7 is situated to the south-east of the village, adjacent to the main gate on Unsworth Drive. The stage includes a 6-level apartment building consisting of 51 ILU apartments, village croquet lawn, gardens, orchard, and a pavilion with an enclosed terrace. The construction includes:

  • Bulk Earthworks
  • Civil Works which includes the Storm & Wastewater Works, Retaining Walls & Utilities Service Ducts.
  • Excavation & Earthworks to foundations and reduced levels.
  • Screw Piling to Foundations.
  • Structural element of the project including structural steel, precast concrete and in situ concrete floors as well as structural wall framing.
  • Enclosure/Envelope of the building including roofing and external cladding install as well as aluminium joinery.
  • Internal fit out to include all linings, services, and final finishes throughout the building.
  • External works including both hard and soft landscaping as well as external services.

 

Construction is typically broken down into the following phases as required for each build phase:

  • The Site Set Up & Minor Demolition Works
  • Installation of Sediment & Environmental Controls & Site Clearance Works
  • Site Bulk Excavation & Construction of Retaining Walls
  • The installation of all In-Ground Construction Services
  • The excavation and earthworks to foundations and reduced levels including inground services as required.
  • The structural element of the project including structural steel, pre-cast concrete and in situ concrete floors as well as structural wall framing.
  • The enclosure of the external envelope of the buildings including roofing and external cladding installation as well as aluminium joinery installation.
  • The Internal fit out to all buildings including all services, internal linings, and final finishes throughout the building as well as FFE as required.
  • The construction of village croquet lawn, orchard and pavilion with enclosed terrace.
  • External works including landscaping hard and soft, widening of and formation of new entrances to the complex as well as external services, roading and carparks.
