The proposed works if a new build on a green fields site.  This is Stage 3 of a 4 stage development and comprises 4,728 m2 of retirement living with a load of 184 occupants.

Building 5 (Rotoroa) is a five level independent living residential apartment building with 28 apartments on the upper floors and carparking on the lowest level.

Building 6 (Puapai) is a six level independent living residential apartment building with 33 apartments on the upper floors and carparking on the lowest level.

The buildings are on top of a podium carpark.

Each apartment is to have a Type 7 automatic fire sprinkler system with some detection and manual call points installed.
